Position Description

The Project Manager/Estimator is responsible for managing the entire project delivery process, from planning and programming through design, construction, and project closeout. This position assists the project team, including the Owner, Designer, and Contractor, from project initiation through project completion, ensuring that applicable laws, policies, and procedures are complied with, and that Best Practices of project delivery are incorporated into the project and followed by the project team. This position works closely with HPM personnel, including Preconstruction Managers, Field Coordinators, and Program Managers to provide needed support throughout the project cycle. This position works with the project team to ensure projects are delivered in accordance with owner budget and schedule requirements. You may be required to travel up to 50% of the time in this positionEssential Duties and Responsibilities• Develop and Maintain close, positive working relationships with Client, Engineer, Architect, Contractor, and HPM personnel to facilitate successful project delivery;• Provide leadership to the project team (Owner, Designer, Contractor, and other key stakeholders);• Coordinate and manage the efforts of the project team;• Facilitate communications among project stakeholders;• Serve as an advisor and subject matter expert for the Client;• Serve as the Client’s designated “Owner’s Representative” during all phases of Planning, Design, and Construction;• Maintain project logs and reports;• Develop project correspondence for the Owner;• Attend, in person or remotely, project meetings;• Assist the Client and Designers to develop project scopes that are consistent with, and aligned with, project budgets;• Have a working knowledge of material unit costs, system square foot costs, and total building square foot costs;• Conduct, either alone or with the assistance of HPM preconstruction personnel, estimates of probable construction cost for assigned projects at various states of design (conceptual design, design development, construction documents, etc.);• Actively monitor design progress to ensure that the design remains aligned with the approved budget;• Assist the Client and Designer with value engineering ideas to ensure the project remains within the approved budget;• Assist the Client and Designer with development of bid strategies to ensure the ability of the Client to award each project after one competitive bid;• Assist the Client and Designer with contractor prequalification;• Assist the Client and Designer with construction procurement activities, both competitive bids and negotiated work;• Assist the Client and Designer with awarding work and executing construction contracts;• Assist the Project Team with transitioning from the design phase of a project to the construction phase;• Attend regular Owner / Architect / Contractor meetings during the construction phase;• As needed, enlist the support of HPM Field Coordinators during the construction phase;• Monitor all financial activities during the construction phase, including contractor payment requests and change order proposals;• Assist the project team with project closeout activities;• Serve as the Client’s prime point of contact during the project warranty phase..

Position Requirements
